You're not walking through the bedroom to get anywhere, and the rear entertainment setup makes it a genuinely comfortable place to spend an evening. The King bed is oriented east/west, so you're not climbing over anyone to get up in the middle of the night. That farmhouse sink is a nice touch in the kitchen, and the outdoor kitchen means you can keep the cooking outside when the weather cooperates. Washer/dryer prep is already roughed in, so adding laundry down the road is a straightforward upgrade.
